How can I make my payment using Western Union Quick Collect?

You can locate the nearest Western Union office by calling (800) 325-6000 or you can visit their website at www.westernunion.com. You will need the following information when completing the Western Union Quick Collect Payment Form:

Western Union Quick Collect payments on loans due for the current month that are paid by 9:00 p.m. Central Time will be processed the same day. For delinquent loans, a Quick Collect payment will be posted to your loan within 24 hours or returned within 2 business days unless other arrangements have been made with your Loan Counselor.

Can I make my payment over the phone?

Bridgefield Mortgage offers borrowers the convenience of making their mortgage payment over the phone. To make your payment over the phone please call our Customer Care Department at 866-804-5604. Hours are Monday – Thursday, 8:00 a.m. to 10:00 p.m.; Friday, 8:00 a.m. to 5:00 p.m.; Saturday, 8:00 a.m. to 1:00 p.m.; Sunday, 12:00 p.m. to 4:00 p.m. Central Time.

What is Bridgefield Express?

Bridgefield Express is a service that allows Bridgefield Mortgage to automatically debit your bank account (savings or checking) at the same time each month. You may choose to debit on the 1st, 10th, or 15th of the month. These dates do not include weekends or holidays (will be drafted the following business day in these cases).

What are the benefits of Bridgefield Express?

Set up Bridgefield Express once and you’re done. It is an efficient automatic payment method that will save you the time and the inconvenience of writing and mailing a check every month. It eliminates the worry of late payments because your mortgage payment will be debited from your checking or savings account on the same day of every month. In addition, the payment deduction amount will adjust when there are modifications to taxes, insurance or interest rate. There is also the option of applying an additional amount to your monthly mortgage payment which helps build equity faster and pay off your loan sooner.

How do I set up the Direct Debit service?

By completing and mailing or faxing the enclosed form or by calling our Customer Care Department at (866) 804-5604 to request an application form. See below for address and fax number.

What if I don’t have a voided check to provide for Bridgefield Express?

We also will accept a letter from your financial institution advising of the correct routing/transit number, account number, name on account and specified account type (checking or savings).

How will I know if my application for Bridgefield Express has been approved?

Once your application has been approved, a letter from Bridgefield Mortgage Corporation will be sent to your mailing address on file. The notice will include information about when your payment will be debited.

What if I have more than one mortgage loan and I want to set up Bridgefield Express on multiple loans?

You can set up Bridgefield Express on multiple loans by indicating the additional loan numbers on the application form. Please specify in writing that you want multiple loans set up with Bridgefield Express and confirm which bank account applies. You will receive a confirmation letter for all loans enrolled in Bridgefield Express.

What if I change my mind later and want to cancel Bridgefield Express?

You may cancel Bridgefield Express by mailing or faxing a written notice. It may take up to 30 days to discontinue Bridgefield Express so there may be additional automated payment deduction from your bank account.

My bank information has changed. How do I update my banking information for Bridgefield Express?

Please submit a written notice with the bank information changes. Be sure to include a voided check with the new banking information. It may take up to 60 days for the new bank account to apply. You will be notified in writing when debits from the new bank account will take place.

When is my mortgage payment due?

Mortgage payments are due on the first day of each month.

I am experiencing financial difficulties and I am behind on my mortgage payments. Is there anything Bridgefield Mortgage can do to assist me?

Bridgefield would like to assist you in avoiding foreclosure. We understand that you are experiencing a financial hardship and we may be able to consider your loan for possible alternatives to avoid foreclosure. Servicing guidelines require that we obtain detailed information about your current financial situation so that we may properly evaluate your loan for possible alternatives. I'm behind on my mortgage payments and received notification that my loan has been referred to foreclosure. Is there anything I can do to keep my home?

We understand that you are experiencing financial difficulties, and Bridgefield would like to assist you in avoiding a potential foreclosure. Depending on your situation, we may be able to consider your loan for a possible alternative. Servicing guidelines require that we obtain detailed information about your current financial situation so that we may properly evaluate your loan for possible alternatives. Please be advised that while we are evaluating your loan for possible alternatives, our collection activity will continue. This could include foreclosure proceedings, which may cause the assessment of applicable fees as they are incurred by Bridgefield. You will be responsible for all fees incurred by Bridgefield. If any alternatives are approved, all such fees incurred through the date of such agreement will be included therein. Until a possible alternative can be approved, collections and/or foreclosure proceedings will continue. Any decision may also be subject to the approval of the investor on your loan. I believe my credit report is reflecting inaccurate information. What do I need to do?

Bridgefield reports to the three major credit reporting agencies listed below. The most effective way to question an inconsistency on your credit report is by contacting any of the credit reporting agencies directly and submitting a formal dispute. Once a formal dispute has been filed, the credit reporting agency is required to conduct an investigation that includes contacting the creditor to verify the reported information. The credit reporting agency will then notify you of its findings at the conclusion of the investigation.

How do I obtain the total amount to payoff my loan?

To request the total amount to payoff your loan, please contact our Customer Care Department, Monday – Thursday, 8:00 a.m. to 10:00 p.m.; Friday, 8:00 a.m. to 5:00 p.m.; Saturday, 8:00 a.m. to 1:00 p.m.; Sunday, 12:00 p.m. to 4:00 p.m. Central Time at (866) 804-5604. You will need your loan number and the last 4 digits of the primary borrower’s social security number. The payoff statement will be sent by mail or facsimile. Our standard turnaround time for payoff quotes is 3 to 5 business days or within the state mandated time frame. Processing times for newly acquired loans may be delayed depending on our ability to obtain loan documents. The standard fee for a payoff statement/quote is $30.00. Fees charged may vary depending on state regulations.

What is a prepayment penalty?

Prepayment penalties are interest funds paid to the lender if a loan is paid in full before the term agreed upon in the loan documents. Generally a prepayment penalty clause applies during the first 3 to 5 years and then expires thereafter. Prepayment penalty terms vary and are defined in the terms of your note and/or rider.

Can you waive my prepayment penalty?

Prepayment penalties must be collected under the terms agreed upon in the loan documents you signed at closing and cannot be waived. Bridgefield Mortgage Corporation must collect these funds in order to comply with the servicing agreement.

My loan has been paid in full, when will I receive a refund of excess funds?

Any excess funds will be mailed to you 21 days after the loan has paid in full. If you have moved, please provide us with your new mailing address.

When will I receive my lien release/satisfaction of mortgage document?

The lien release/satisfaction of mortgage document is provided within 30 days after the loan has paid in full or within the state mandated time frame. In certain states the document is sent directly to your county recorders office to be recorded for you. Escrow Account Questions

What is an escrow account?

An escrow account is an account that a Mortgage Servicer establishes on behalf of a borrower for future payment of taxes and insurance premiums. It is sometimes referred to as an "impound" or "reserve" account and is established at the close your mortgage loan or any time thereafter. If you would like to set up an escrow account, please send a copy of your mostly recently paid tax and/or insurance bills with your written request to:

When will my escrow account be analyzed?

Bridgefield will perform an escrow analysis once a year based on tax cycles per state, to assure the proper collection of funds needed to pay property taxes and hazard/flood insurance.

What information is on my Escrow Account Disclosure Statement?

Your Escrow Account Disclosure Statement shows the projected and historical escrow activity, current and new payment amounts, and the portion of the payment deposited into the escrow account. Your projected escrow activity shows all the escrow deposits we expect to receive from you in a 12- month period, as well as all escrow-related disbursements we expect to pay from your escrow account during the same period. This activity also shows your anticipated and required monthly escrow balances. Your historical escrow activity shows the total amount paid into and out of your escrow account, as well as escrow deposits and disbursements made from the time your escrow account was last reviewed to the time of the current review. This activity also shows your anticipated and actual escrow balances. Your Escrow Account Disclosure Statement explains how an escrow surplus or shortage will be handled.

Will I earn interest on funds in my escrow account?

Certain states require that escrow funds accrue interest at a predetermined rate. The interest accrued on your escrow funds will be deposited into your escrow account based on state guidelines.

My monthly escrow payment has gone up, how does that happen?

Your payment amount may have increased due to property tax and/or insurance payment increases. Please review your Annual Escrow Account Disclosure Statements to compare your bills from one year to the next. An increase in one or more of your bills will result in an escrow shortage. The shortage is automatically spread over a 12 month period. You also have the option to pay the shortage amount in full which would lower your escrow payment by 1/12th of the shortage amount.

Bridgefield is collecting the wrong amount for my property taxes and/or insurance. Can an analysis be completed so that I do not have a large shortage/surplus in the future?

I received a supplemental tax bills or escaped assessments. Will you pay it from my escrow account?

Bridgefield does not pay supplemental tax bills or escaped assessments as supplemental tax bills are not included in your monthly escrow payment. I have an escrow account but received a delinquent tax notice.

Did Bridgefield Mortgage Corporation pay my taxes?

I do not have an escrow account, however my property taxes are delinquent and I do not have the money to pay. Can Bridgefield pay the taxes and set-up an escrow account for the payment of future taxes?

What is lender placed insurance?

Lender placed insurance is obtained by the lender when a borrower’s insurance has lapsed, cancelled, or proof of the customer's insurance has not been received. Lender placed insurance coverage is necessary to protect the all parties’ interest if damage was to occur and the customer had not maintained adequate coverage. It is typically more expensive than insurance coverage purchased by the borrower because it must cover all properties, in all locations, and in all conditions. Lender placed insurance does not provide coverage for contents or liability.

My property has sustained damage, how do I file an insurance claim?

Please notify your insurance agent and Bridgefield if there is damage to your property. Your hazard insurance company may issue a loss draft/claim check to cover the damage. Checks are typically issued in the names of both the property owner(s) and Bridgefield has an interest in ensuring the damaged property is repaired and therefore must endorse the check before it may be cashed. The terms of your Deed of Trust state that insurance payments are security for your loan and are paid to both you and Bridgefield. Bridgefield will endorse your claim check if your mortgage payment is current and your check is for an amount less than $10,000. If your check is for an amount greater than $10,000, please contact our Customer Care Department at (866) 804-5604. The repairs for claim checks over $10,000 will be monitored and the proceeds issued in increments. Claim checks may be sent to our Insurance Department via regular or overnight mail.

Why must I carry flood insurance?

The federal government passed a bill in 1994 that requires flood insurance for property located in flood zone A or V as determined by the Federal Emergency Management Agency (FEMA). If your property is located in one of these two zones flood insurance is required on your property.

Can I cancel my flood insurance?

If your property lies within flood zone A or V, you are required to maintain and provide proof of flood insurance coverage. If you believe your property is not or is no longer within one of the flood zones and would like Bridgefield to discontinue your flood insurance, please provide at least one of the following documents to serve as evidence that your property is not or is no longer in a flood zone.

  • Letter of Map Amendment (LOMA)
  • Letter of Map Revision (LOMR)
  • Appraisal
  • Survey
  • Elevation certificate*
  • Official FEMA map revision*

Note: * indicates that the document is issued directly by the Federal Emergency Management Agency (FEMA.). Once we have reviewed the documentation, we will notify you in writing if the flood insurance may be removed from your loan.
